Where your project falls depends on four things: the cabinets, the countertops, whether the layout moves, and what we find once the old kitchen comes out. Here is how each of those works, and what Florida adds that a national cost guide will not tell you.
Kitchen remodels do not have an average so much as they have tiers, and the gap between them is mostly about how much of the room actually changes.
The cabinets and the layout stay. You get new countertops, a new backsplash, new hardware, updated lighting, and paint. This is the right call when the cabinet boxes are solid and the kitchen works, it just looks dated. Refacing the cabinet doors instead of replacing the boxes is what keeps this tier affordable.
This is where most Jacksonville kitchens land. New cabinets, new countertops, backsplash, flooring, lighting, and updated plumbing fixtures, with the layout staying roughly where it is. Nothing structural moves, so the job is predictable and the timeline is shorter.
A complete gut. The layout changes, walls may come out, cabinetry is custom built for the space, and the electrical and plumbing get reworked to match. This is the tier that turns a closed-off kitchen into an open one, and it is where the ceiling disappears, because custom cabinetry and premium appliances have no upper limit.
These are Jacksonville market ranges for 2026, not national averages. A kitchen in Jacksonville does not cost what a kitchen in Chicago costs, and a cost guide that does not say which city it is pricing is not telling you much.

Cabinets are usually 30 to 35 percent of the whole job, which makes them the single biggest lever you have. Stock cabinets run roughly $80 to $150 per linear foot. Semi-custom moves to about $200 to $500, and fully custom starts around $800 and climbs. Moving one tier on cabinets alone can swing a mid-range kitchen by $10,000.
Countertops run about 10 to 15 percent of the budget. Laminate sits around $15 to $40 per square foot installed, granite roughly $50 to $100, quartz about $60 to $120, and marble starts above $100. Quartz is the most common choice we install in Jacksonville, because it handles daily use without the sealing that natural stone wants.
This is the line that separates a mid-range job from a full custom one. Relocating plumbing typically adds $1,500 to $4,000. Moving a gas line runs $500 to $1,500. Taking out a non-load-bearing wall is usually $1,200 to $4,000, and a structural wall that needs a beam starts around $3,000 and can pass $8,000 depending on the span.
If the budget is tight, keeping the sink and the range where they are is the single most effective decision you can make.
A standard appliance package runs about $3,000 to $5,000. Premium packages start around $10,000 and go well past $20,000. Appliances are also the easiest thing to phase: plenty of homeowners finish the kitchen and upgrade the range a year later.
Permit fees in the Jacksonville area typically run $200 to $600. Most kitchen remodels that touch plumbing, electrical, or walls require one, in Duval County and in the surrounding Clay, St. Johns, and Nassau counties. If a contractor suggests skipping the permit to save you a few hundred dollars, that is a reason to get a different quote. National cost guides are written for a dry climate, and that is where they mislead Jacksonville homeowners.
Humidity here stays high most of the year, and it is hard on cabinetry. Particleboard boxes with a thin veneer swell at the seams within a few years in a Florida kitchen, which is why we push plywood boxes even on mid-range budgets. The upcharge is real but it is small next to replacing the cabinets twice.
Sun is the second factor. A kitchen with west-facing windows takes brutal afternoon light, and cheaper laminate and some natural stones fade and chalk under it. Finish choice is not just a look decision here.
Older Jacksonville homes add a third cost nobody budgets for. Once the old cabinets come out, we find water damage behind the sink base often enough that it is worth planning for. That is why we tell every customer to hold 10 to 15 percent of the budget back as a contingency. That work is worth doing, and it is real money.
In the newer communities like Oakleaf, Nocatee, Julington Creek, and Fleming Island, the layouts are already open and the systems are modern. The work there is replacing builder-grade cabinets, counters, and finishes that were chosen to hit a price point. Same visual result, far less behind the walls, and a lower number.
